Your 1031 Exchange Replacement Property Professionals

Legacy Investment Real Estate’s sole focus is finding the right replacement properties for our clients. Our process ensures we reduce your stress and close on a replacement property (or properties) that are in total alignment with your investment goals.

Legacy Your Guide

Without the right guidance, you might find yourself:

1.

Paying up to 30% in taxes on YOUR hard-earned profits from selling your highly-appreciated investment or agricultural property.

2.

Making a poor investment. Because of the 45-day identification rule, you could be forced into reinvesting in a property you might regret owning.

3.

Not only paying taxes on your property sale, but also investing the remaining proceeds in stocks, bonds, or other investment vehicles that carry unacceptable risks.

Unless you’re working with a company like ours — with dual Real Estate and Security licenses, and a proven track record in 1031 exchanges — you might be exposing yourself to unnecessary risk and missed opportunities.

Together, our licenses help reduce the risk of:

  • Failed Exchanges
  • Having all your money in one investment
  • Paying taxes on debt and/ or equity boot
  • Management Headaches
  • Stressful exchanges
  • Out-of-pocket expenses
  • Not meeting the 45-day identification deadline
  • Bad investment decisions due to perceived limited options

The Legacy Process

1. Tell Us Your Story

Legacy Investment Real Estate uses an extensive new client profile to ensure that we fully understand your short term and long-term financial goals and needs. We communicate with your other advisors, such as CPAs or lawyers, to ensure everyone is on the same page about objectives, tax consequences, timeliness, and responsibilities.

2. Review Your Custom-Tailored Proposal of Replacement Properties

Based on your profile and investment objectives, we refine acquisition targets until your goal properties are found. Our extensive due diligence process results in properties that fit your risk/reward ratio.

3. Close on Desired Properties

Once your target properties are identified, we handle all of the negotiating and closing processes, relieving you of the stress and uncertainty characteristic of 1031 exchanges.

4. Stay in Touch

Once you successfully close on your replacement property(s), we stay in regular contact with you as we monitor your investments, and we are available to answer your questions about current or future investments at anytime. Call us at (559) 213-7767 or (323) 229-2885.
